8 Finsbury Circus, London EC2

8 Finsbury Circus ("8FC") is the first new development in the only garden square in the City of London for over 25 years. Designed by internationally renowned Wilkinson Eyre Architects and developed by Mitsubishi Estate and Stanhope. A multi-award winning and highly specified best in class Grade A, BREEAM ‘Excellent’ office and retail building completed in 2016.

8FC benefits unrivalled connectivity being situated between Moorgate and Liverpool Street Crossrail, Mainline and Underground Stations. Three panoramic terraces providing exceptional views of the City of London’s landmark tower skyline and the West End.

Whilst already an exceptionally well-established location, Finsbury Circus is set to benefit further from the opening of Crossrail, the restoration of the Finsbury Circus Garden and completion of the multi-billion pound investment that is taking place into the public realm and other local developments.

The development includes the construction of new contemporary Portland stone and bronze façades. A portion of the north façade dating from the 1920s was retained. Juliet balconies and dormer windows within the mansard, with their frameless glazing continue the theme of tradition but with a modern twist. At lower ground the property offers 159 cycle racks and 178 lockers as well as male and female changing rooms with 18 showers.

8FC provides 177,586 sq ft (16,498.1 sq m) of highly specified, open plan offices, retail and ancillary accommodation arranged over basement, lower ground, ground and eight upper floors. The building has been finished to the highest standard and offers tenants flexible, efficient and column free floorplates ranging from 7,797 sq ft (724.4 sq m) to 19,921 sq ft (1,850.7 sq m).
